What is the 30cm decking rule?

In England, householder permitted development can cover decking no more than 30cm above ground, subject to the relevant 50% coverage limit alongside other development and no decking forward of the principal elevation.

Height alone does not settle permission. Listed buildings, designated land, planning conditions and removed rights can change the position. These allowances do not apply to flats, maisonettes and certain converted houses.
